Debt service coverage ratio (DSCR) loans: keep the house and let its rent qualify the loan.
DSCR (debt service coverage ratio) is the property's monthly rent divided by its monthly PITIA payment, meaning the loan's principal and interest plus taxes, insurance and any HOA dues. A DSCR loan is the long-term loan you refinance into when a flip becomes a keeper or a BRRRR gets its tenant. The lease qualifies it. Your tax returns stay out of the file.

House appraised at $260,000 after rehab. New $195,000 loan (75% LTV) at 7.375% over 30 years retires a $178,000 rehab loan and about $6,500 of closing costs, leaving about $10,500. Illustrative only, not a rate quote.
Take the monthly rent. Divide it by the monthly payment the new loan creates, PITIA: principal and interest plus taxes, insurance and any HOA dues. The answer is the DSCR. At 1.00 the rent pays the bill and nothing more. At 1.21, the worked deal here, every $1 of payment has $1.21 of rent behind it. At 0.85 you pay $15 of every $100 of payment yourself, every month.
On Fund Your Deal this is the exit loan. You bought with a hard money or bridge loan, finished the work and signed a tenant. That short-term loan has a maturity date and an interest-only payment at a short-term rate. HMDA data put the 2025 median at 10% for short-term investor loans and 7.375% for 30-year ones. At an assumed 9.99%, a shade under that short-term median, the worked deal's $178,000 rehab balance costs $1,482 a month in interest alone. The DSCR loan's $1,347 of principal and interest is lower and pays the balance down.
Two caps set the loan amount, and the tighter one wins. The first is loan-to-value: most lenders published 80% on a purchase in October 2026, 75–80% on a rate-and-term refinance and about 75% on a cash-out. The second is the rent: the biggest loan whose PITIA the rent still covers at the lender's floor. On the worked house, $2,050 of rent carries about $246,400 at a 1.00 floor and $232,300 at 1.05, so the 75% cap of $195,000 is what binds. On a high-tax or high-insurance house, the rent usually binds first.
Which rent? Most lenders take whichever is smaller, your lease or the appraiser's rent estimate. Kiavi stops crediting a lease at 110% of the appraiser's figure. An empty unit gets only 90% of market rent at Roc and Civic, which would drop the worked house to $1,845 and a 1.09 ratio. Get the lease signed before the appraiser walks through.
How it closes: the appraisal is the long pole, because it sets value and market rent at once, and the lender reruns the ratio on whatever comes back. Title, the insurance binder, entity documents and the rehab lender's payoff letter move in parallel. Defy publishes 14–21 days; Easy Street, about 30; Griffin averages 34. Open the refinance at least five weeks before the rehab loan matures and you close on time.
- Interest-only raises the ratio. Easy Street measures DSCR against the interest-only payment: $1,198 of interest in place of $1,347 of principal and interest lifts the worked deal from 1.21 to 1.33. A 40-year term, offered by some lenders, gets it to 1.27.
- Rate moves the ratio. At the two ends of the 7%–9% range LendingOne gave for a typical investor in September 2026, the worked house runs 1.25 at 7% and 1.07 at 9%.
- The ratio uses gross rent. Vacancy, repairs, management and turnover all come out of the cushion, so a 1.00 house only breaks even on paper.
- Five units and up is a different loan. Small-balance multifamily lenders published 1.20–1.25x minimums and 700–725 credit floors.
What a DSCR file needs to get funded.
Each lender sets its own floors, and the strictest line in your file sets your terms. These figures are what lenders published in October 2026.
- DSCR
- Roc and Civic want 1.05; Lima One and RCN, 1.00; Kiavi, 0.80; LendingOne and Defy, 0.75. Easy Street sets none, and Griffin has a no-ratio option capped at 75% LTV for 700+ credit.
- Credit score
- Angel Oak sets the highest floor, 680. Lima One, RCN, Roc and Civic want 660, Defy and Easy Street 640, Griffin 620. Rate sheets price in 20-point bands, so 699 and 700 can get different terms.
- Purchase leverage
- 80% at most lenders. 85% at Defy (740+, loans to $1.5 million), Griffin (740+) and Angel Oak (720+). RCN drops to 65% for 660–679 scores.
- Seasoning
- About 90 days before a refinance is sized on appraised value; until then Roc and Civic lend against your cost basis. Lima One drops the wait on its own rehab and bridge loans, and Griffin and Defy advertise no-seasoning options.
- Loan size
- From about $70,000 at RCN to $4.5 million at Griffin. Lima One runs $85,000–$2.5 million; Roc and Civic $75,000–$2 million.
- Property
- Single-family, 2–4 units, condos, townhomes and PUDs. Lima One lends on up to 9 units; Easy Street, up to 10 with mixed-use allowed. Roc and Civic exclude rural; Easy Street caps it at 65%.
- Reserves
- None at Kiavi, 3 months of PITIA at Defy, 3–9 months at Easy Street: $5,085 to $15,255 on the worked deal's $1,695 payment.
- Borrower
- You or your LLC at most lenders; an entity is mandatory at Lima One, Roc and Civic.
- Foreign nationals
- 65% LTV at Roc and Civic, 70% at Angel Oak and Defy. Easy Street needs US citizens or green card holders to own half or more of the LLC, and Angel Oak asks for 12 months of reserves.
- Documents
- Lease, insurance binder, entity papers, bank statements for reserves and the payoff letter on the loan you're retiring. No W-2s, pay stubs or tax returns.

What a DSCR loan costs to close and to carry.
Your rate depends on credit band, leverage, the ratio and the prepayment term you pick. These are published figures from September and October 2026, not quotes.
- 30-year fixed
- Griffin: from 7.125% (October 14). Defy, October 23: a 7.375% best case at 740+ credit, 75% leverage and a 1.0+ ratio. Total Quality Lending, October 26: 6.875%–7.25%, assuming 800 credit, 75% leverage, a 1.00 ratio and a five-year penalty; its lowest rate takes 1.75 points.
- Advertised floors
- Civic 6.56%, Easy Street 5.75%, Kiavi 6.375%, Lima One 6.25%, RCN 6.00% and Roc 5.39%. Floors are best-case pricing; most files land above them.
- By borrower profile
- LendingOne's September 22 guide: 7%–9% for a typical investor, 6%–7% when the ratio is strong and the score high, 8%–10% and up when the ratio is weak.
- Prepayment penalty
- Typical schedule: 5-4-3-2-1, so a year-1 payoff costs 5% of the balance and a year-5 payoff 1%. Shorter schedules and no-penalty loans cost more rate, and some lenders offer a flat 5% instead. Kiavi charges nothing after year 3. Paying off the worked loan in year 1 costs $9,750.
- Points and fees
- Lender origination and points, plus appraisal, title and recording charges, differ by lender and by state. Points buy the rate down; get the whole fee sheet before you lock.

DSCR or conventional: the property qualifies, or you do.
If your documented income qualifies easily and you own few financed homes, price a conventional loan as well. If it doesn't, or you want the LLC on the note, DSCR is the refinance that gets done.
| Item | DSCR loan | Conventional (Fannie Mae) |
|---|---|---|
| What qualifies | The property: rent ÷ PITIA | You: income and debt-to-income ratio |
| How the rent counts | Qualifying rent against the full payment | 75% of gross rent, less PITIA; a shortfall counts as a debt |
| Paperwork | Lease, appraisal, bank statements | Tax returns, W-2s or pay stubs |
| Name on the loan | You or your LLC | You; title must be in your name before a cash-out closes |
| Financed-home limit | No program count | 10 through automated underwriting |
| Cash-out timing | About 90 days owned; less at some lenders | 6 months on title, and the loan being paid off must be 12 months old |

DSCR loans: what investors ask before they commit.
What is a DSCR loan?
A long-term rental loan that qualifies on the property instead of your paycheck. DSCR means debt service coverage ratio: monthly rent divided by the monthly PITIA payment. Clear the lender's ratio floor, stay inside its leverage limit, and you close without tax returns or W-2s, in your own name or an LLC. It finances investment property only.
How do I calculate DSCR?
Divide monthly rent by monthly PITIA: principal, interest, taxes, insurance and HOA dues. For rent, use whichever is smaller, the lease or the appraised market rent, because that's the figure most lenders credit. The worked house rents for $2,050. Its $1,347 of principal and interest, $230 of taxes and $118 of insurance add up to $1,695, so DSCR = 2,050 ÷ 1,695 = 1.21.
What DSCR do lenders require?
It depends on the lender. In October 2026 Roc and Civic asked for 1.05, Lima One and RCN for 1.00, Kiavi for 0.80, and LendingOne and Defy for 0.75. Easy Street set none. Under 1.00, expect less leverage and more rate: LendingOne's September 2026 guide priced weak-ratio borrowers at 8%–10% and up, against 6%–7% for a strong ratio and a high score.
Can I refinance a flip or rehab loan into a DSCR loan?
Yes, once the work is finished and the house is rented or ready to rent. Seasoning is the catch. Many lenders size the refinance on appraised value only after about 90 days of ownership; before that, Roc and Civic cap it at cost basis, meaning price plus documented rehab. Lima One drops the wait when it made your rehab or bridge loan.
What credit score does a DSCR loan need?
The lowest published floor in October 2026 was Griffin's 620. Angel Oak's 680 was the highest, with the 660 group (Lima One, RCN, Roc, Civic) and the 640 pair (Defy, Easy Street) in between. Your score moves leverage as well as approval. RCN lends 80% on a purchase at 700 and up but 65% at 660–679, so moving up a score band before you apply can change the loan.
How much cash do I need to buy with a DSCR loan?
Plan on 20% down, because most lenders published an 80% loan-to-value cap in October 2026. Defy and Griffin went to 85% with 740+ credit, and Angel Oak at 720+. Add closing costs and reserves: Kiavi sets no minimum, Defy wants three months of PITIA, Easy Street as many as nine. On a refinance, rate-and-term loans reach 75–80% of value.
Do DSCR loans have prepayment penalties?
Most do. The common five-year schedule is written 5-4-3-2-1: pay off in year 1 and the penalty is 5% of the balance, then 4%, 3%, 2% and 1%, then nothing. Shorter schedules or no penalty cost more rate, and Kiavi charges none after year 3. On a $195,000 loan, a year-1 payoff costs $9,750. Might you sell inside three years? Buy the shorter penalty.
Can I close a DSCR loan in an LLC?
Yes. An entity borrower is required at Lima One, Roc and Civic and allowed at every other lender we reviewed in October 2026. Expect a personal guarantee and a request for the articles of organization, operating agreement and EIN letter. Deeding a property you already own into an LLC can affect your current loan and your taxes, so ask an attorney and a CPA first.
Do I need landlord experience for a DSCR loan?
Usually not. Lima One, Roc, Civic and Defy publish no rental-experience requirement, and Easy Street says first-time investors are eligible. Experience can still change your terms, so expect questions about how many properties you've bought or refinanced in the last two to three years. A first rental with a signed lease and a ratio above 1.00 is a fundable file.
What if the house isn't rented yet?
You can still close, but the rent counts for less. With no lease, the lender works from the appraiser's estimate, and Roc and Civic credit only 90% of it. On the worked house that turns $2,050 into $1,845 and drops the DSCR from 1.21 to 1.09. It still clears 1.00, with less room. A signed lease before the appraisal is the cheapest way to lift the ratio.
How many DSCR loans can I have?
There's no program-wide count. Each DSCR loan stands on its own property's ratio, so the real limits are your cash for down payments and reserves and any exposure cap a single lender sets. Conventional loans are different: Fannie Mae's automated underwriting stops at 10 financed properties. Several rentals can also be rolled into one portfolio loan.
Can I live in a home financed with a DSCR loan?
No. It's business-purpose credit for a rental, not for a home that you, your spouse or your kids will occupy, even part of the year. If you plan to live there, talk to a residential mortgage lender that makes owner-occupied loans. Fund Your Deal works only on non-owner-occupied rentals and investment projects.
How fast can a DSCR refinance close?
Plan on two to five weeks. Defy publishes 14–21 days, Easy Street about 30, and Griffin averages 34. The appraisal, with its market-rent estimate, takes the longest. Refinancing out of a rehab loan? Start at least five weeks before it matures, and have the lease, insurance, entity documents and payoff letter ready on day one.
