Short-term rental loans: the bookings the lender counts decide how much you get.

A short-term rental loan is a DSCR loan for a house you rent by the night. DSCR (debt service coverage ratio) is what the property brings in each month divided by its monthly loan payment. On an STR, the rent side is a year of booking income or a revenue projection, usually trimmed before the lender divides. Use it to buy an Airbnb, or to refinance out of the bridge loan that bought one.

8% over 30 years, no HOA; taxes $290 and insurance $205 a month. Pays off a $191,000 bridge loan and an assumed $8,800 of closing costs, so about $66,200 comes back. Counted in full, the bookings show 1.63. Illustrative only, not a rate quote.

A lease tells the lender what comes in each month. A booking calendar doesn't, so an STR lender chooses an income figure before it runs the ratio. Refinancing a house you've hosted for a year? The figure is usually your last 12 months of actual bookings. Buying one with no history? It's a revenue projection from a data provider such as AirDNA, which Lima One, Angel Oak and Easy Street all name, or, at lenders that won't use nightly data, the appraiser's long-term market rent.

Then the trim. Easy Street counts the full AirDNA projection for an experienced host, meaning someone already running a profitable STR in that market or at least three anywhere in the country, and its 2023 terms cut the projection by 25% for other hosts without a year of history. A 2023 summary of AD Mortgage's rules credited 75% of the 12-month average. The worked deal uses 75%, the cautious end, and still gets over 1.20.

On Fund Your Deal, the typical STR file is an exit. You bought a tired cabin with a bridge or rehab loan, furnished it, listed it and hosted a full year. Now the short-term loan is coming due. Twelve months of platform statements are the strongest income proof you'll ever have, and they turn that payoff into 30-year debt. In the worked deal, they also hand back about $66,200.

STR floors run higher than long-term ones. HomeBridge's 2023 STR guidelines wanted a 1.25 ratio, and a third-party lender listing shows RCN at 1.20, where long-term programs commonly accept 1.00 or less. Lima One asks for 700 credit on STR loans and lends up to 75% of value on a purchase, 70% on a cash-out. Easy Street's rental program, which covers nightly stays, starts at 640 credit with 80% and 75% caps.

Count the nights backward before you refinance or make an offer. Multiply PITIA by the lender's minimum ratio, divide by the share of bookings it counts, multiply by 12 and divide by your average nightly rate. On the worked cabin: $2,447 × 1.20 ÷ 0.75 × 12 = $46,982 a year, or 165 nights at $285, which is 45% occupancy. It booked 168. That's the number that decides it: three nights of margin.

How it closes: you upload 12 months of platform or property-manager statements, the appraiser values the house (some lenders add a revenue report), and the lender checks that nightly renting is allowed at the address by the town and by any HOA. Title, an STR insurance policy and the bridge lender's payoff letter run alongside. Expect the same two to five weeks as a long-term DSCR loan, plus permit and HOA review in regulated towns.

STR DSCR = (12 months of bookings × share counted ÷ 12) ÷ PITIA
  • Platform fees hit your cash flow, not the ratio. Under Airbnb's single-fee setup, most hosts give up 15.5%: $7,421 of the cabin's $47,880, about $618 a month, before cleaning, supplies and utilities.
  • Rate swings a thin STR fast. Across LendingOne's 7%–10% STR range, the worked deal runs from 1.32 down to 1.06 on identical bookings.
  • Know your fallback. If the town ever limits nightly stays, the house earns long-term rent. At an assumed $2,100 market rent, the cabin would sit at 0.86.
  • Insurance is inside PITIA. A policy written for short-term guests, with liability cover, costs more and pushes the payment side up.
Deal checklist

What an STR file needs before a single booking counts.

Fewer lenders publish STR terms than long-term rental terms, so some rows rest on one or two lenders. Figures are as published through October 2026; older guidelines carry their year.

Credit score
700 on Lima One's STR program and in HomeBridge's 2023 STR guidelines. 640 on Easy Street's rental program, which covers short-term use.
DSCR
Seldom published. HomeBridge (2023) set 1.25; a third-party listing shows RCN at 1.20. Easy Street sets no floor.
Leverage
Lima One: up to 75% on a purchase, 70% on a cash-out. Easy Street: 80% and 75%. HomeBridge (2023): 75% on purchases for hosts with a year of STR history, 70% without.
Loan size
Lima One: $75,000–$2.5 million. EasyRent: $100,000 to $3.5 million-plus, with a $100,000 minimum appraised value.
Income on a refinance
Your last 12 months of platform or manager statements. HomeBridge's 2023 rules averaged in months with zero deposits.
Income on a purchase
An AirDNA or similar revenue forecast, or long-term market rent where the lender won't use nightly data.
Haircut
None for experienced hosts at Easy Street; 25% off the projection for newer hosts without 12 months of history in its 2023 terms; 75% of the 12-month average in a 2023 AD Mortgage summary.
Experience
Not required at Easy Street, though a proven host there gets the projection credited in full.
Reserves
Easy Street wants three to nine months of PITIA sitting in liquid accounts, crediting retirement funds at 10%–20% less: $7,341 to $22,023 on the worked deal.
Legal use
Nightly renting has to be allowed at the address, by the city or county and by any HOA covenants. Confirm the permit before you pay for an appraisal.
Insurance
Expect to need a policy written for short-term guests, with liability cover.
States
Lima One doesn't lend in Alaska, North Dakota, South Dakota or Vermont.
Not needed
Tax returns, W-2s, pay stubs or a 12-month lease.
Contract to closing

Four steps from listing to loan.

  1. Confirm it's legalCheck the city or county permit and the HOA covenants. No legal path to nightly stays, no STR loan.
  2. Pull 12 monthsDownload your platform or manager statements and total the bookings. Cut them to 75% and run the DSCR calculator.
  3. Send the dealTap Fund My Deal and answer a few questions; it's about a minute and there's no credit pull. A loan specialist calls to agree which income counts.
  4. Appraise and closeValue and income proof set the loan. Close in your name or your LLC, and the bridge loan is paid off at the table.
Cost of the money

STR loan pricing, and the costs that sit around it.

STR loans usually price above long-term rental loans. Figures below were published in September and October 2026.

Rate range
LendingOne's September 22 guide: 7%–10% for short-term rentals, against 7%–9% for a typical investor loan.
Advertised floors
Long-term DSCR floors ran from 5.39% at Roc to 6.56% at Civic, and Easy Street's rental program advertised from 5.75%. Those are best-case prices, and an STR file will land higher.
Prepayment penalty
A five-year step-down (5-4-3-2-1) is standard, and shorter ones cost rate. In a town arguing about STR limits, a short penalty is cheap insurance.
Reserves
Cash you keep after closing: 3–9 months of PITIA at Easy Street.
Setup
Furniture, linens, photos and supplies come out of your pocket, not the loan.
Platform fees
15.5% of bookings for most hosts on Airbnb's single fee, or 3% under the split fee. Outside the ratio, inside your cash flow.
Closing time
About two to five weeks, with extra time where a permit or HOA rule needs review.
Where your deal fits

Who an STR loan fits.

Hosts exiting a bridge loanA year of statements turns a short-term payoff into long-term debt sized on what the house really booked.
Buyers in vacation townsBuy on a projection instead of a lease. Proven hosts can get the full AirDNA figure credited at Easy Street.
Flippers who keep the lake houseWhen the resale number disappoints, nightly income can carry a payment that a 12-month lease can't.
Self-employed hostsA Schedule E loss doesn't matter here. The bookings qualify the loan, not your taxable income.
Mid-term operatorsEasyRent at Easy Street covers 12-month leases, month-plus furnished stays and nightly rentals alike, and lets you buy vacant.
Hosts adding listingsEach house stands on its own bookings. Keep them out of Roc's portfolio loans, which exclude vacation rentals.

Straight answers

Short-term rental loans: what investors ask before they commit.

Will a DSCR lender finance an Airbnb?

Yes. Lenders such as Lima One and Easy Street finance Airbnb and VRBO homes and qualify them on nightly income rather than yours. A refinance usually runs on your last year of bookings; a purchase on a projection such as AirDNA. Expect stricter terms than a long-term rental gets: Lima One's STR program wants 700 credit and stops at 75% of value on a purchase.

How do lenders count Airbnb income?

They choose a source, trim it, then divide. The source is a year of actual bookings on a refinance, or a projection or long-term market rent on a purchase. The trim ran from nothing for experienced hosts at Easy Street to 25% for newer hosts in its 2023 terms, and one 2023 summary credited 75% of the 12-month average. Monthly counted income over PITIA is the DSCR.

What DSCR does a short-term rental need?

Plan on 1.20 or better. HomeBridge's 2023 STR guidelines set 1.25 and a third-party listing shows RCN at 1.20, above the 0.75–1.05 floors on long-term programs; Easy Street sets none. In the worked deal, 168 booked nights at $285, counted at 75%, produce 1.22. That passes a 1.20 lender with three nights to spare.

Can I refinance my Airbnb to pay off a bridge loan?

Yes, and a full year of bookings makes it easier. The new loan is sized on appraised value, up to 70% for an STR cash-out at Lima One, and on the bookings the lender credits. In the worked deal, $266,000 retires a $191,000 bridge loan and an assumed $8,800 of costs and returns about $66,200. Have the statements ready well before the bridge matures.

What credit score do STR lenders want?

700 opens the most doors. Lima One's STR program and HomeBridge's 2023 STR guidelines both set 700, while Easy Street's rental program, which covers nightly stays, starts at 640. Long-term DSCR programs mostly begin between 620 and 680. Below 700, ask how your score changes the leverage before you sign a purchase contract.

What down payment does an STR purchase take?

Usually 20%–25%. Lima One's STR purchase cap is 75% of value; Easy Street's is 80%. If the ratio comes in thin after the trim, the fix is more equity: a smaller loan means a smaller payment against the same projected income. Furniture and setup come on top, out of your own cash.

Do I need hosting experience?

Not always. Easy Street lists no STR history requirement. Experience does change the math, though. Easy Street credits the full AirDNA projection to a host already running a profitable STR in that market, or three or more nationwide, and HomeBridge's 2023 guidelines gave 75% leverage to hosts with a year of STR history and 70% to those without.

Can I stay in my own Airbnb?

Only briefly. These are business-purpose loans on non-owner-occupied property, and the official commentary to the federal Truth in Lending rules says a rental can't count as non-owner-occupied if you expect more than 14 days of your own use over the next year. A place you plan to use as your own getaway needs a second-home lender instead.

How many booked nights does the loan need?

Work back from the payment. Multiply PITIA by the lender's minimum ratio, divide by the share of bookings it counts, multiply by 12 and divide by your average nightly rate. At a $2,447 payment, $285 a night and 75% credited, a 1.00 floor needs about 138 nights (38%) and a 1.20 floor about 165 (45%).

What if my town restricts short-term rentals after I close?

The loan stays the same; the income may not. You still owe the full payment, and a house limited to 12-month leases earns long-term rent. At an assumed $2,100 market rent, the worked cabin would drop to a 0.86 ratio, $347 a month short of PITIA. Check long-term rent before you buy or refinance, and weigh a shorter prepayment penalty.

Are short-term rental loans more expensive?

Usually. LendingOne's September 2026 guide put STR loans at 7%–10%, against 7%–9% for a typical investor. Leverage is lower too: Lima One stops STR cash-out at 70% of value. Across that 7%–10% range the worked cabin's ratio moves from 1.32 to 1.06, so the rate alone can decide whether a thin STR clears.

What about mid-term rentals?

Often. EasyRent at Easy Street is written for long leases, mid-term stays and nightly bookings. Ask how the lender will treat income from furnished stays of a month or more: as leases, as booking history or as the appraiser's market rent. The answer can move the ratio a long way, so settle it before you order the appraisal.

Can I get an interest-only loan on an STR?

Yes, at some lenders. Lima One's STR program offers interest-only and balloon options, and Easy Street runs the ratio on the interest-only payment. On the worked cabin's $266,000 at 8%, interest-only cuts the monthly principal and interest of $1,952 to $1,773 of interest and lifts the ratio from 1.22 to 1.32. No principal gets paid down meanwhile, and the payment rises when amortization begins.
